What to do before a roofer arrives, and what to look at from the ground
Most roof problems on the island start at the metal, and the first look costs nothing.
Catch the water and photograph it
A bucket under the drip, belongings moved, and a few photographs of the stain before anything is touched.
Note the wind when it leaks
In every rain, or only when the wind blows from one side. That one detail points at a wall flashing or an eave before anybody climbs a ladder.
Look at the edges from the ground
Rust streaks running down from the drip edge or a vent, shingles lifted along an eave, flashing standing away from a wall.
Ask for the metal on the quote
Which nails, how many to a shingle, how wide the drip edge, what the flashing is made of. A quote that names them is a quote you can check.
Storm season sets the roofing calendar here
Worth knowing before you start calling around, because the busiest weeks are the worst weeks to be choosing.
On an island that takes Gulf storms head-on, the calls arrive together. One Galveston homeowner's post says it plainly: it was their first hurricane as a homeowner, and they needed a roofer. After a storm, every roofer on the island is fielding the same call at once.
That is the case for looking at the metal before the season rather than after it. Rusted nails, a narrow drip edge or a flashing standing off a wall are cheap to fix on a calm day and expensive once the wind has found them. A re-roof also needs its permit and its WPI-8, which is easier to arrange ahead of a busy week.
